Frequently asked questions

What is RERA and how does it protect me?

The Real Estate (Regulation and Development) Act, 2016 requires most projects to register with the state authority — UK RERA in Uttarakhand — before they are advertised or sold. The approved layout, timelines and promoter details go on public record, a large share of buyer payments must be kept in a separate project account, and you can file a complaint with the authority if the promoter doesn't deliver what was registered.

What is MDDA approval?

The Mussoorie Dehradun Development Authority (MDDA) approves layouts and building maps within its planning area. An approved map means the colony or building meets the rules on land use, road widths, setbacks and height — which matters for your registry, home loan and resale.

How can I check a project's RERA registration myself?

Visit the UK RERA website (ukrera.org.in), open the registered projects section and search by project name, promoter name or registration number. You'll see the registration certificate, approved layout and completion date. We show the RERA number on every project page so you can check it.

Can people from outside Uttarakhand buy property here?

Generally yes for a home, with limits. Uttarakhand's land laws restrict non-residents from buying agricultural and horticultural land and limit how much land an outsider can buy for residential use without permission; the rules were tightened in 2025. Buying in an approved residential project is usually the simplest route. We confirm the current position for your specific purchase before you pay anything.

What are stamp duty and registration charges in Uttarakhand?

Stamp duty is 5% of the property value (or the circle rate, whichever is higher). Women buyers get a concession on properties up to ₹25 lakh, subject to conditions. The registration fee is 2%, capped at ₹25,000. Use the calculator on this page for an estimate and confirm with the sub-registrar office before registry.

Can NRIs buy property through AŚVA HOMES?

Yes. NRIs can buy residential and commercial property in India (agricultural land, plantations and farmhouses are not allowed under FEMA). We arrange video site visits, handle documents and guide you through power of attorney, so you don't need to fly in for every step.

Do you help with home loans?

Yes. We help you compare offers from leading banks, prepare the paperwork and follow up until the loan is sanctioned. Approved projects make loan approval much smoother.
